I currently own a masionette in Hougang and we have 265k left of our loan. We are both turning 44 and 46 years old respectively. Based on the outstanding loan left, do we need to fork out cash once we reach 55 respectively. Would it be better to dispose off the current one and downgrade now? The resale market property is currently shrinking so should we wait till the market pick up ? Thank you

Good afternoon Mdm, Are you referring to the CPF minimum sum scheme? If both of you have sufficient amount in your retirement account (currently it's $148k) by then, you should not worry about cash payment. If not, like what you mentioned, you have to stand by cash payment for your mortgage as OA + SA will be used to fill up the minimum sum. What I think is If you are worried about cash payment in future and your family size is small considered the big space you currently have right now, you should maybe consider downgrade to a smaller unit. Why not lets work out your financial plan first then we see how it goes? I will need your CPF utilized and accrued interest as well. Hope to hear from you soon! Cheers! Afternoon, Depending on how much is your CPF OA contribution per month and your monthly installment figures, plus your current nature of employment, the response is really subjective. if both of you stopped working at age of 55, but your mortgage loan continue into age of 65, both of you will definitely be required to fork out cash. As to whether to downgrade, it will again depends on your requirement for such big unit. You might have bought it coz of your family size. Dear sir/madam, It is difficult to ascertain what entails after both of you have reached the age of 55 without first knowing the detailed financial obligations and contents. Downgrading could be an option but again, it will depends on your sales proceeds to do so on top of your family needs.
