Hi,

Yes selling after 55 means more of the CPF refund will go to fulfilling the retirement sum first before any CPF can be used for the next property. If you are looking to downsize to a lower price property, it may not be such a big issue as there should be sufficient funds to buy the next property.

Hi,

1) There are different scenarios for every family.
2) If your children are still young and you need space for everyone. It is obvious you will need to keep your current place.
3) FRA can be fulfilled by pledging your current flat or keep to a minimum of BRA. However, pledging is only applicable to fully paid flat.
4) A letter from CPF will inform you about all these details about 6 months before your birth date.
5) You will have to instruct CPF what you intend to do with your CPF OA. An example is to instruct CPF do not touch CPF OA regardless of how much shortfall in fulfilling FRA.
The reason is simply that you need this money to continue serving the monthly mortgage.
6) On the other hand, if your children are all grown up and intent to get marry and get their own home. You may consider applying 2-rm Flexi near where they intended to buy at a later time.
7) You may instruct CPF not to freeze your CPF OA so that you can use this to pay for your next purchase.
8) Although on paper it is mandatory to fulfill at least BRA, there is still exception to it. Not everyone can even fulfill BRA, thus all can be discuss and there are different ways to protect your funds and how to structure it to your best interest.

Dear Sir/Mdm,

After you and your spouse turn 55 years old, there will be restrictions in the CPF usage for your next housing. Part of the CPF refund from the sale of this house will need to be "locked" as part of the retirement sum.

Therefore it means that less CPF funds are available for the next purchase and you may need to top up cash if the next housing is more expensive than the current one. There is no consequences if you cannot meet the full retirement sum as CPF will take the full refund amount to form part of the retirement sum.

As it whether it is advisable to sell before or after you turn 55 years old, it is better to take into consideration factors such as the current amount in your OA, the CPF plus interests refund from the sale, the sale profit (if any) and the quantum of the next property. With all these factors taken into consideration, we can come up with the financial plan and you can have a better picture of when is a better time to sell and make the move.
