I had found a HDB resale flat that I really like. I am currently staying in a HDB flat, but have not found a buyer. What can I do to secure this flat, while at the same time allow me to find a suitable buyer for my current flat. I will need the money from selling the current flat to buy the resale flat.

Hi there, there are ways to drag the transaction from your buying to help get more time for your selling. you will also need to work out your sums, and timeline before you commit to this unit, do drop me a call or e mail in order for me to give you a proper explanation on the process for both buying and selling.
Cheers

Good morning buyer,

great hearing from you!

It will be great for me to draft out a financial calculation for you first so we will have a better guidance along the way.

If you need funds from your sale to finance your purchase, you might want to request for a longer submission date, later first appointment date etc.

Feel free to contact me if you need any assistance or advice in your property needs.

Hope to hear from you soon!

Warmest Regards,

Hi morning,

It is best if you could engage an agent, and I can draft up a financial plan and timelines to illustrate how this can be achieved.

If we manage the transaction timelines carefully or if you qualify for contra, the sale is achievable. However, it is still best to secure a buyer offer first for your unit before committing to your purchase. Thanks and hope to value-add to your housing plans further.

Warm regards

Hi Sir/Mdm,

Thanks for posting in Propertyguru.

To be honest, your situation is very common and many people faces the same problem. Indeed the best solution now is to get your current unit sold as soon as possible so that we can quickly commit to the house that you like. There are many factors affecting the sale of a property so I would really need to take a look at your place before I can really advise what is happening.

If you are fine, then maybe we can meet up for a discussion. No worries as there are no obligations. I can share with you a system that I have started with my team and how we managed to help some of our clients to sell their houses between 1 day to 2 weeks. And at quite a good price. I can also advise you on how we can time the sale and purchase smoothly for you to transit from the old house to your new home. I can also take the chance to answer whatever questions you may have. As mentioned, there are no obligations at all.

I have served quite a number of clients and many of them are also doing selling and buying together just like yourself. Many of my clients are now my friend and many of them have also left testimonials for me. You may take a look on my website, www.jeffreyheng.com. Hopefully you can have a better idea of how I serve my clients from there.

Looking forward to hear from you soon! Thanks.

Hi, in this weak market sentiment, it is better to sell off your current unit first before you make the next purchase. So I guess you can continue to monitor the unit that you like and at the same time, quickly put out the necessary marketing thru portal and newspaper to attract potential buyers to view your unit as soon as possible. I would be most glad to assist you further and pls feel free to let me know if you need any assistance.

Afternoon,

With the current market situation, it would be more appropriate to secure a buyer for your unit before buying another unit. It would be ideal if you can speak to your property agent who will be able to assist you accordingly.

Hi,

It would be best to sell off your unit first before committing to your purchase, greatly attributed to the weak market sentiments.

However having said that, it's best to work alongside a professional who could brief you on the ways to around to achieve your objectives ; longer submission, delay in utilization of sales funds. If the timeline is managed well, you very well could stand to be in a favorable position. Furthermore, it's best to have your Financial Cash Computations and Calculation done. It is recommended to have a preliminary discussion to work out your financial cash projection, generation of sales proceeds and factor in the likely purchase price, to ensure no liquidity hiccups and regulations wrath. Lets speak soon for me to run you through the procedural framework!

Dear sir/madam,

Negotiate for extension in submitting the purchase case to HDB to delay the 1st and 2nd appointment while you fast hand fast leg settle your sale if possible. Just a suggestion, but if you wish to explore this transition, it will be my pleasure to partner you in this process.
