I had purchased a 3rm resale flat in 2018 with grant. MOP is next year Feb 2023 (5yrs). I intend sell and apply another direct hdb flat.
1. What is the levy amount I need to pay? Payment by cash or CPF?
2. Can I apply those balance flat directly from hdb or BTO units?
3. What is the duration I need in order to get another direct hdb flat?

Hi Jason,

Is your current 3room resale flat purchase as single? Under singles scheme, the resale levy applicable is $15,000, otherwise the resale levy will be $30,000. This is payable by cash. You may apply the sale of balance flats or BTO, however, it will be subject to your chance as 2nd timer in this case. I am unsure what do you mean by the duration you need to get another direct HDB flat therefore if possible, please specify more details. Do you mean when can you start applying for the new flat?

Hi Jason,

The levy amount is $30k, payable upon collection of new flat and only in cash. If you are single 35 years and above , you are eligible to only go for up to 3-room HDB size in non-mature estates. And typically 2nd timer chances are very slim based on past BTO exercises subscription rates.

The BTO flat construction time is typically 4 to 6 years, excluding the time to successfully ballot for one.

Hi Jason,

1) Resale levy is $15k for Single. It has to be paid in cash or sales proceeds (cash portion) from your sale.
2) Yes, you may apply for SBF (Sales Balance Flat) or BTO (Build-To-Order) flats, both are considered as new subsidized flats with a fresh 99 yrs lease.
3) In general, success application and managing to select a unit successfully is around 2~3 yrs.
4) Some SBFs can be collected immediately, some are repossessed flats from owners who infringe on the HDB policy, some are surrender flats, and some are flats not selected from BTO. Those flats which are existing can collect the key within months. Those that are still building in progress shall depend on its' progression.
5) BTO is expected to collect keys in 4~6 yrs' time.
6) You may sell your flat when the new flats are ready for collection. You are given 6 months to dispose of your current flat.
