Good morning,

We can time both sale & purchase concurrently such that the sale completion is approximately 3 weeks before the purchase completion. This way the sale proceeds can come in in time to allow for a smooth purchase completion.

Usually we will request extension from the EC buyer to allow the stay beyond the sale completion (approx 3 months), so that we have some time for renovation. This way will allow a smooth transition and only moving once required. Yes we will need to sell our EC first or at least time both transactions close to each other.

If your OA is not sufficient to cover the down payment of the resale flat, then I would suggest timing the sale of your EC and purchase of HDB concurrently so that you are able to minimise your cash outlay and also use the sale proceeds to finance the purchase of the HDB. As long as we plan the timeline properly, you will be able to transit smoothly from your EC to the resale flat without the need for a temporary place to stay and some time for renovation.
