I have 2 qns. I currently live in EM at Jurong West st 42 which I bought for $380K but wld like to downgrade to 3rm and pay for it fully.
1)What is the current resale price of EM now?
2)Wld I have to pay a levy for downgrading?

Hi Lita,

Perhaps u can drop me an email on whether u are living in the Blk400+ series ot Blk500+ series.

Currently, the EM prices transacted over the past 3mths from HDB website hovers between $315k to $390k. It is very much dependent on which blk u live in, whether is it near to amenties, which floor, lift level, corner or corridor unit, any west sun facing and condition of the house.

Can i suggest to apply for a valuation report first? A good guideline for your probable transacted price is valuation price + 5 to 10k cash, in accordance to current market sentiments.

If you decide to pay in full the 3rm flat, there will not be any resale levy applied to yourself in this case. Resale levy is only applied to if you buy a 2nd subsidised HDB flat.

Can i offer my help to assist in applying the valuation report, and to do an ethnic eligibility check on your blk, and also to show yourself who would be competing with within the same estate and their asking prices. Then you would know how much to ask so as to utilise the maximum profit.
