I have a dilemma. My current condo is under my name and my sister's. Recently, she and her husband want to buy another place, and she wants to decouple from me. Is decoupling a better option, or should I sell this current unit? What costs do I need to consider?

Hi, what are your future property plans moving ahead? Do you wish to continue staying in this property? When she mentioned decoupling from your unit, is the unit still under mortgage? If the unit is currently under mortgage you will have to take over her portion of the loan as well as refund the CPF and accrued interest to her CPF.

The ideal option forward depends greatly on what is your plan in the coming future and what you wish to achieve.

Hi,

Is the property still under bank loan? If so, you have to consider if you are able to take over the loan under your sole name, and you also have to buy over your sister's share at market valuation (refund her cpf, redeem her share of the outstanding loan, pay the relevant stamp duties and legal fees etc.).

I suggest to try to calculate both scenarios of buying over her share and selling the whole condo to ascertain which way is best way forward. I will be happy to provide detailed financial calculation so you can have a good idea before any next steps.

1. There are several fees associated with the decoupling process:
- You will need to assume responsibility for her share of the mortgage if the unit is still under loan.
- You are required to reimburse her share of CPF funds for the property along with the accumulated interest to her CPF account.
- buyer stamp duty will be payable for the buy over portion
- lawyer fee
- valuation fee, etc
