Need an honest answer...

I have zoomed in on a property (new launch condo) that I have strong intentions of buying. I am contemplating on whether to use my friend (part-time agent) or just randomly find an agent from a group that is directly appointed by developer to sell the property. From friendship point of view, I like to find my friend, but from economical standpoint, do I lose out in anyway? What else do I have to consider?

Good afternoon buyer,

Bear in mind that private property buyers dont have to pay commission to their representative to purchase a property. They will obtain their share from the developer's marketing or seller's agent.

So basically you wont lose out on an economical viewpoint.

But you did mentioned that your friend is a part timer whom might not be very versed in the purchase procedure or the payment schedule etc.

And by going directly to the marketing agent without any representative means no one can protect your best interest.

But not to worry, probably you can share more information with me so I will be in a better position to advise and assist you further.

Hi,

The developer's pricing is usually quite fixed so in terms of pricing, good friend agent or appointed agent or even any other agent will not disadvantage you. All of us just get a service fee from developer if we transact the deal. Probably the one more active in the project is able to give you a more detailed breakdown of the locality, project and unit attributes. But he/she is unlikely to share too much about the drawbacks of the project.

Most importantly, it will be to work with one who can give you an honest outlook and opinion of the pros and cons of the project. If you also have long-term plans to lease out or sell next time, you should find someone whom you are comfortable working with and doing this full-time long term. They will be able to value-add with inputs which is more aligned with your long-term goals, as after all, they want your support for the long-term for the business to do well. The long-term support is what some of my clients appreciate and I'm grateful for them giving me the opportunity and support. Hi, you do not have anything to lose in this case. Let me explain, since you had already zoom in on a particular project and decided to go for it, it would be good to rope in your agent friend too. You could suggest to your agent friend that for his commission earn from the developer, he could split a percentage and share it with you too. In this case, you are helping him out from a friendship point of view and he will be grateful to you, and in return you get to gain something in return. So it is a win win situation for both of you. It is important to engage someone neutral to advise you on the purchase so that your interest will be best protected. The developer's agent may tell you all the good points of the projects and neglect the less desirable points. Buying a property is a huge investment and there are many factors to consider before taking the plunge.

You may engage your friend to assist you but you have to ensure that your friend is proficient to advise you on what to look out for, for example which stack has the best directional facing, which stack is able to command you the highest rental, which stack is more ideal in terms of resale potential etc.

I would suggest that you use your friend, even though he is a part time agent.

You can have him take you to the development and let him liase with the developer's agent.

Whether he is part time or full time, he should have some knowledge of the procedure.

At least you know he has your back.

As a regular Core Team agent that has been involved in more than 11 new projects direct from many different developers, allow me to share that it is ideal for all parties that you engage both your agent-friend and one of the Developer’s Core Team agent to assist in your purchase.

Core Team agents will be more familiar with the project details, documentation, timeline and will keep both you and your agent-friend updated on the latest from developers not just during the buying process but up to keys collection. Your friend could assist with your financial calculation, home loan application and legal matters if you are comfortable with sharing private information, otherwise the Core Team agent will be glad to assist.

In most cases, Core Team members will earn a service fee of 10% from the commission given by developer and 90% will go towards your agent-friend.

Be rest assured that both the Core Team agent and your friend will support one another in their balance and checks and ensure a smooth transaction for you.

To do this, you may do any of the following:
1. Make appointment with a preferred Developer’s Core Team agent or visit the show gallery with or without your agent-friend if he/she is occupied with work and inform the Developer’s Core Team agent from the start to work with your agent-friend by giving his/her contact details
2. Contact your agent-friend and find out if there is a Core Team agent he/she prefers to work closely with and arrange to visit the show gallery together
