I have a HDB bought together with my parents many years ago. I am still servicing the loan.

I am thinking of getting a private property but understand that I will be constraint by loan eligibility with the recent round of cooling measures.

However, I will be getting married very soon & my future spouse(PR) does not have any property(foreign or domestic) under her name. My query is;

1. Will she be subjected to similar loan constraint(lesser approved loan) after our marriage?

2. If yes, does that mean we need to purchase that property before our marriage in order to 'enjoyed' maximum loan eligibility?

3. How much can my spouse loan if her salary is on & about $4000(gross).

Dear Mason,

I am not too sure about what is your interpretation of your new measures introduced but I am assuming that you are referring to the LTV against the loan tenor issue.

My answer to you is to approach a banker to discuss. Do an Approval In Principle to understand how much loan are you able to take up based on the various scenarios. That way, you are able to decide better what your next probable move is. My advise is always to buy within the comfortable means and not stretch yourself out financially in order to finance the property purchase.
