For HDBs now, the pricing to sell much depends on the past transacted price. Recently there was 2 units of 4A2 sold in Blk 280 at $473K and $495K. For 4A1, the last transacted was $530K in Blk 265. This will form a basis for the valuation and other factors that comes in after that will be the state of renovation and also exactly which floor our unit is on.
