i just divorce and intend to sell away my private landed property, than after i will like to buy a HDB flat , can i buy a resale flat and is there any income ceiling? and for resale flat how long can i sell? 2 or 5 years?

Dear Richard, There is no income ceiling when buying a re-sale HDB (without taking any HDB grant). After fulfilling a minimum of 5 years occupation period, you will then be eligible to sell the HDB. Good evening Richard, you are able to purchase a resale flat provided you are eligible under the Single Singaporean Citizen Scheme. No income ceiling unless you are taking HDB loan and/ or CPF housing grant. Last of all, you are only eligible to sell off your resale HDB after fulfilling minimum occupation period of 5 years. Morning Richard, If you are looking at resale HDB without loan or with bank loan, you can purchase one without any restriction. Dear Richard, Purchasing a HDB after staying for a long time in landed may not be the most ideal for yourself in my opinion based on the change of lifestyle. Furthermore, I am anticipating that you will generate a healthy proceeds from the sale of your landed property based on the recent few transactions which my team has done over the 1st quarter, and purchasing a HDB now will seriously impede your future investment options in real estate since you will need to meet the MOP, although it is likely that you can fully pay off the HDB itself. Purchasing a resale HDB has no income ceiling if you are utilising bank loans or pure cash, and since you are a downgrader from private property, you will be ineligible to purchase a BTO unit immediately.
