Hi,
Once the buyer exercises his OTP, you can safely make a commitment too. However, in some cases, even after OTP is exercised, purchases do fall through. so, you have to weigh how reliable the buyer is.

In the meanwhile, you can start looking around and see where might be your next home. If you like something, you can also request for a longer OTP, if you really need.

Hi Zhengyuan,

It is advisable to wait until the buyer has exercise the OTP before you purchase another unit. You do not need to wait until the completion of the deal, just need to plan the purchase after the exercise date.

Hi Zhengyuan,

It is safer to wait until the OTP is exercised by the buyer of your condo before proceeding to purchase your next condo, in case any surprises from their side you will not be stuck with a situation where you can't complete the purchase. Also it will avoid the ABSD upfront outlay since by then you would have zero property count.

Hi Zhengyuan,

1) Yes. You can only commit to a purchase after the buyer exercises the OPT.
2) You only have 2 weeks at most to meet the lawyer after exercising your purchase's OTP.
3) This is when you need the exercised OTP for your current property. Otherwise, the IRAS will consider this purchase to be a 2nd private property you own.
4) The IRAS will need an exercised OTP in order not to charge you an ABSD for the purchase.

Hi Mr Wong,

In order to avoid paying Additional Buyer's Stamp Duty, you can only exercise the Option To Purchase on your new place after your buyer has exercised the Option To Purchase for your place, such that your conveyancing lawyer can apply for ABSD to be waived in that case. Otherwise, you will need to pay the ABSD first, and apply for the funds to be refunded to you if you qualify for the remission.

Most of the time if I have received an offer with extended Option period, I will advise my seller to:

1) Have the buyer pay a premium over the prevailing market price since there is opportunity costs involved factoring in the potential that price may shift up 3 months later.

2) Pay a higher deposit amount of at least 3% or even 5% such that my seller do not lose any opportunities while waiting for the buyer to exercise the Option to Purchase.

If my seller still feel acceptable for the offer, at least I have done my part in helping to secure the interest for my seller. Otherwise, my seller may think that I am not looking after their interest and only looking to close the deal at all costs.
