Hi,
Yes, but if you are getting married before the expiry of the MOP, your wife has to wait till you complete your MOP before purchasing a private flat. Otherwise, she has to sell it and incur SSD. Not worth the trouble and costs. So, get married and wait for MOP expiry and then purchase your private apartment.

I am Joey from ERA and I am happy to answer your concerns.

Upon marriage, a married couple is considered as a family unit, both husband and wife can therefore own only 1 HDB flat at any one time, and will need to be listed as a co-owner or occupier in the same flat. Hence, your spouse has to wait till you fulfil your balance 3 years MOP before purchasing a private property.

Legal way is unless you can sell your HDB? But under HDB regulations, all HDB flat owners must occupy the unit for five years before selling. However, you can appeal to waive your MOP but HDB will review each request on a case-by-case basis. Nonetheless, even if there is possible, there is seller stamp duty.

As an owner of a BTO flat still within MOP, you (and your spouse) are not allowed to purchase any private residential property, whether local or overseas, until you complete the 5-year MOP.

So there are only 2 options:
1. Delay the Private Purchase
Wait until you finish your BTO’s MOP (3 more years), then your spouse can freely buy a private property.

2. Defer Marriage Registration
Some couples delay ROM (Registry of Marriage) until after MOP is completed so they aren’t considered a household unit under HDB rules.

Another option is to write in to HDB with a strong valid reason for MOP waiver so you can sell your HDB before MOP (Case by case basis)

Hi,

1) I would suggest your spouse to buy the private property when your flat reached MOP.
2) However, I have to remind you that you might find that your 2-room flat is too small for setting up a family.
3) If situation permit, it is better to invest after you get a bigger flat, or, both of you buy a private to stay and invest rather than sticking with an HDB flat.
4) You will find that owning an HDB flat will delay your investment plan in property.
