Hi!

Would any experts here know:
(1) Am I considered a 1st timer or 2nd timer if I had bto-ed with a parent (SPR) and didn't receive any grants before?
(2) In the event I marry within the 5 years MOP, and my spouse own a resale flat (also within 5 years MOP). I researched that either of us will have to sell our flat, is this true?
(3) will my parent (SPR) be able to single-ly own the flat because I had to remove my name post marriage?

Hi Jo,

1) The 1st timer or 2nd timer refers to the priority to buy a BTO/SBF. It does not apply to buying a resale flat.
2) It is also referring to receiving subsidies from the government. Bought a BTO/SBF and a resale flat with grants are considered as received subsidies.
3) When you get married, a couple can only own one HDB flat. This is because in the eyes of HDB, a married couple is considered as a single entity. Thus can only own 1 HDB flat.
4) Regardless of whether your flat is under MOP, both of you can only own one HDB flat.
5) To transfer your ownership to your parents, it is not only the eligibility you have to consider.
6) You have to ensure they are financially sound to take over.

As you already gotten you first subsidized flat (BTO), you would considered as a 2nd timer.

And yes, either of you and your spouse will have to sell off your flat, be it whether you have met your MOP or not.

Single SPRs will not be able to own a HDB flat without a Singaporean as a co-owner or an essential occupier.

1) BTO is considered subsidized flat even without any additional grants, so you are considered 2nd timer.

2) Yes either owner has to sell his/her hdb

3) Cannot, sole SPR owner cannot own hdb.

1st Timer vs. 2nd Timer:

Applies to priority for buying BTO/SBF flats (new flats), not resale flats.

1st timer: Never received CPF housing grants for an HDB flat.

2nd timer: Received CPF housing grants for a previous HDB flat.

Grants and Subsidies:

Buying a BTO/SBF flat with grants counts as receiving subsidies.

Buying a resale flat without grants does not affect your 1st timer status.

Married Couples and HDB Flats:

Married couples can only own one HDB flat combined during the MOP (5 years).

HDB considers a married couple as a single entity for flat ownership.

One of the flats needs to be sold if either spouse already owns an HDB flat within the MOP.
