With regards to your question on selecting the above 3 condominiums, may I enquire into the investment objective?
The 3 sites that you have shortlisted are all large condominiums. The plus points on those are that they have plentiful facilities, the drawback is that you are paying for them!
Let's look at them in perspective,
NV Residences is fantastically located within walking distance to an MRT station, and it is close to WhiteSands Shopping Mall, on the downside, there is another property launching beside it in the next couple of years, thus with that kind of supply, who are your expected tenants? Pasir Ris is a hot spot for airline personel, but they typically pay $500/mth for a single room, hardly your target market.
Compass Heights is a residential/commercial mix, excellent for convenience purposes, but again, in the heart of Sengkang, there are no nearby commercial centers from which prospective tenants can be drawn from.
Centro, similar as the above 2 as they are mostly heartland centric.
Thus those are the pros and cons of the above locations. Which leads us back to,
"What are your investment objectives?"
A pure investment buy would cater to maximise the dollar return, hence extraneous facilities can be dispensed with, making it a no frills type of location, AND, there are good freehold sites available closer to the city center which are efficient investments.
Outside of that, look at the D16 districts, there are some good locations there that can generate good cash flows given the low interest rate environment we are in now.
