I recently took over a room in an HDB flat from a former tenant. The flat was rented by three people, including the previous tenant. Since the previous tenant is leaving, I am taking over their portion of the lease, which has not yet expired. I discussed the arrangement with the landlord, and everything remains the same. However, I believe a new contract should be signed under my name as the new tenant.

The housing agent mentioned that this is unnecessary and that they will simply update the occupier's information on the original contract. My concern is that without a formally signed contract, there may be issues regarding the deposit and other rights and obligations. Is this practice common, and should I be worried?

You should be concern and your concerns should have been brought up and addressed prior to you making any deposit payment as well as the advance rent. If you have any concerns and the landlord or agent is unable to address, you should have moved on.
