With an investment objective of a rental return of 4.5%, might I suggest that you look into capital appreciation as well.
For good capital appreciation, I would strongly suggest you focus on Freehold properties as these are more robust in terms of price appreciation, and resilience in times of economic downturn.
Many a time overlooked a project that gives good capital appreciation can easily amount to 12-24 months rental!!
Off hand, there are investment properties that are in the areas that you have mentioned that can yield between 6-7% easily.
Recently concluded projects in D14 like Casa Aerata, and La Brisa, both have very rare 2 bedroom types that might interest you, of which I have a few that suit your needs nicely.
