if 10% downpayment for hdb loan is it cash or cpf

Hi,
1) 10% downpayment for HDB can be in cash or CPF.
2) If you are eligible for the grant, the grant also can form part or all of the downpayment.
3) The option and exercise fees paid to the seller are also part of the downpayment.
