Hi Ms Zarying Tan,

For 40-year old, your maximum loan term (tenure) is up to 65 years old, i.e. 25 years.

If your loan tenure is up to 60 years old, i.e. 20 years, then your loan to value is up 80% maximun if you have no existing loan. But if you stretch the loan tenure to 25 years, your loan to value is up to 60% maximum.
