I'm contemplating selling or renting my soon to TOP 3BR 990sqft unit in Parc Lumiere with unobstructed view facing the field. Looking for comments on the current market rate for rental or sale value.

Hi Mr. Gregory,

Are you referring to the DBSS at Simei Lane? If so, I suggest renting it out for the next 2 years and explore the sale plans again after Downtown Line MRT starts to run in 2017. By then, it may fetch a higher value. Current rental for a 4-rm in simei varies, but it should be around 2.2k-2.5k range. For DBSS it may command slightly higher as it is newer and in better condition. For sale, there are not many transactions in the yet to MOP DBSS, but an indicative would be 500k and upwards for a 4-rm DBSS unit.

Do you have other options of investment if you were to sell off your current place? If not, it will be a better option to rent it out instead and enjoy a positive cash flow every month.

You will be able to command a decent rental of 2.5k to 3k considering that it is new and of cos if the state of the unit is good!

In all honesty, both options are looking as bad therefore the decision lies with your options after selling or renting. What options do you have with the funds after sale or rent?

We are in fact looking at how much you can save from making a decision over rent or sale, instead of the usual how much you can make out from the sale in today's market. Perhaps with your plans to sell after MOP is met, you could perhaps be 1 of the early movers and be the trend setter instead of following the market forces.

It is advisable to work out your prospective selling price moving forward with your plans and see how we can try to achieve this pricing. Otherwise, settle for the next option of rental, where tenants source are likely to be from Changi Business Park, with our expatriate friends from India and Philippines making up a big cohort of tenant in the estate.
