I'm currently owing a private condo at Punggol under my name (single owner), planning to payback all remaining loan amount and transfer the property onto my wife's name (housewife) As I intend to buy another private condo at the same region Punggol.

- Can I transfer the property to my wife ? if so what would be the approx cost involved in this process ? timeline if any

- Once I transferred, planning to buy 3+bhk under my name, i assume it will be only 8% ABSD then

Hi, yes the transfer can be done, however buyer stamp duty may apply on the transfer and may also require your wife to refund the CPF used by you in the purchase. There will be buyer stamp duty applicable on the purchase, are you a SC? there will not be absd applicable if you are.

Good morning,

When you will be available to speak to my law firm(s) in regards to this matter?

Because if you had used CPF OA funds for your existing place, your wife has to refund whatever you had used.

Legal fees and stamp duty based on the market price of the unit will be applicable. Bank loan need to be fully redeemed as well.

If you are SPR, stamp duty applicable buying first residential property count will be 5% ABSD and BSD is up to 6% depends on purchase price.

Did you utilise any CPF monies for this condo? If you do, then you will need to be able to refund back the amount of CPF monies plus accrued interest into your CPF account first, then you will be able to transfer as a gift to your wife. Read More

1. The transfer can proceed, but you may need to pay buyer stamp duty, and your wife will have to refund any CPF used in the purchase.
2. If you are a Singapore Citizen (SC), you won't incur Additional Buyer Stamp Duty (ABSD), but if you're a Singapore Permanent Resident (SPR), ABSD of 5% will apply for your first residential property.
