Hi there, I'm planning to buy a resale condo but the MOP for my current HDB will only be up in July 2017.
I've tried to appeal to HDB to allow me to sell my HDB earlier than the stipulated 5 years but it was rejected.
Recently I saw a resale condo that I'm very keen.

What are the possible options for me now?
I'm not keen to pay the 7% ABSD and will I be able to take loan for my condo without selling my HDB?

Hi,

If you have an outstanding loan for the hdb, the max loan you can obtain for the next property (condo) will typically not be sufficient for you to buy first. The ABSD of 7% upfront also can't be avoided. One way will be to negotiate with the condo seller on the option timeline, but this is usually at the expense of higher price, which may not be in your favor. He/she may not want to wait for you as well. Sometimes its a matter of timing and affinity as well I guess.

It is about less than 3 months before your MOP, even if HDB does grant you the approval to sell prematurely, it would have taken another couple of weeks, and by that time you are prepared to market the property, you could have already met the MOP.

Your priority now, if the concern is ABSD, should be preparing your HDB for sale. There are plenty of units out there for your choice to be honest, therefore I am not so worried on the purchasing aspect, unless you have very niche type of requirements for the upcoming place.

If you have sufficient cash on hand to pay for the ABSD first for your purchase and apply for remission after the sale of HDB (provided you are eligible for the remission), that will be another option, however, loan will be capped to 50% if your HDB has outstanding loan.

Good morning,

If your appeal to sell the HDB unit prior MOP is due to the intention to purchase private property, it will never be approved. Furthermore, with only around 3 months left to MOP, it might be quite fruitless to work on it now.

I would suggest start marketing your unit in late May or early June to secure and buyer before starting to hunt for something suitable.
