Is Citylights a good condo for rental income ? How much can a studio unit fetch there ? My concern is the surrounding seedy budget hotels ,do all this affect the rental collection ? And in District 8 as well ? Many thanks. Rex / concerned investor..

Hi Rex,

A studio at Citylights is currently selling at $850k and renting at $3200. A quick rental yield calculation is 4.5%, which is very good.

The presence of budget hotels does not diminish the appeal of Citylights, as it is very accessible to the mrt and city area,and the condo itself looks beautiful.

Rental income will be good; the only downside foreseeable is that it is 99year leasehold. Capital gain may be limited when the condo is above 10-15years of age.
