Yes this is correct; in the case of non-strata landed properties, the ownership is directly attributed to that specific land, so the definition and land is clear. The area of the land is thus stated.

In the case of strata landed, it is the entire land plot of the estate that is stratified and distributed amongst the subsidiary proprietors (ie the many owners). Each will then have a share in the common areas. As such to attribute a squarefeet area to the subsidiary ownership that includes the common areas would not be a good representation and could lead to further confusion. Thus the convention of stating only the built in area for a strata landed property. By the same token, strata condos use the same convention and do not take into account their share of the common area square footage.
