Good morning Wong Huey,

Braddell View was privatised a few years back so if your household has at least one Singaporean, you are able to hold on to your HDB and purchase it.

By the way, do take note of these cooling measures as this will be your second purchase.

1) if you have outstanding loan, you are only eligible for max 50% bank loan

2) if you used CPF OA funds in current HDB, you have to set aside half of minimum sum $80.5k in your CPF OA + SA before you can use the excess in this purchase.

3) you will be subject to 7% additional buyer's stamp duty as Singapore.

Braddell View was formerly a HUDC and has been privatized, it is considered private property now. So long your MOP is met and you have a SC household, you are able to purchase it without selling your current hdb.

If you intend to purchase and keep both, do note that 7% ABSD applies and if you have outstanding mortgage loan, your next loan will be max 50%. You also need to set aside minimum sum of 80.5k before you can use excess OA to fund the property.

You will be eligible to purchase Braddell View without the need to sell off your HDB as it is considered a private property.

The layout at Braddell View is very spacious and functional and will be a good place for own stay. You may then rent out your HDB to generate a steady flow of passive rental income.

However, do note that there will be an Additional Buyer Stamp Duty of 7% which is payable as this will be considered as your 2nd property. There will be restriction on your eligible loan amount as well as CPF usage so it will be good to draft up a comprehensive financial plan before you embark on purchasing a 2nd property.
