Hi,
I am a new Singapore citizen, now 29 years-old single.
I saw HDB has resale flat schemes for non-sc family and non-sc spouse. I am getting married in begin 2019. Therefore, I am considering to buy a resale either with my parent now or waiting until marriage to buy house with my wife. Both my wife and parent should hold LTVP only.
1/ Are there any difference in benefit between the two schemes? Should I wait till 2019 or just go ahead to apply hdb with my parent now?
2/ if my co-applicant LTVP expires before HDB documentation completes, I will need to renew LTVP. How long does it take to renew? Will it affect my HDB application?

Thanks for the advices.

Hi Tony,

In fact, since you are buying resale flat. No advance application to be done. Only upon submitting of document to prove relationship will do during the HDB appointment for verification.

1) There are no difference in benefit between the 2 schemes, they are merely stating the different eligibility conditions.

As of whether to buy now or later, there aren't any difference.
Buy now: You = owner, parents = occupier
Buy later: You = owner, spouse + parent = occupier

Both spouse and parent cannot be owner anyway since only PR or SC can be owner.

2) You have to timed your purchase accurately in order not to miss the appointment. All LTVP must have at least 6 months of validity during purchase (exercise OTP). You shouldn't face with such awkward situation if you have take note of the restrictions .

Good afternoon,

For both scheme, you will be the owner and either your parents or spouse will need to be holding onto valid LTVP of more than 12 months. Therefore the likelihood for their LTVP to be expired before completion of transaction is very low.
It does not have any impact on the purchase just the the essential occupier would not be the same, either your parents or your spouse.

Do feel free to contact me for further discussion.
