Is there really capital gain for all EC? Looking at the recent EC launch but the location seems very ulu. Worried if anyone will purchase the unit after the mop due to the location. Any view or experience?

So far EC has been profitable. I have not heard of any units selling at losses. In fact, the upcoming EC launch in Tampines North is in 1 of the better locations where it will be near MRT and retail. Hi Sir/Mdm,

EC resales have all been profitable so far because the entry price for EC is much lower as compared to private properties within the same location. In terms of potential buyers in the resale market next time, they appeal to HDB upgraders because of the better and more livable layouts as well as the lower quantum. You do not have to worry about not able to sell in the future although the location may not be so close to MRT stations.

I have personally assisted quite a number of my clients to either purchase EC as a first timer or upgrade to an EC from their HDB. I will be happy to share with you some real life case studies so that you can have a better idea.

Hi

Are you referring to Aurelle at Tampines? I think accessibility and connectivity for this project will be much improved by 2030, since Tampines North MRT will be operational by then, with the new air con bus interchange 5 mins walk away at the new integrated development at Parktown with a new mall supermarket hawker centre and community club. New roads are also being constructed with the new BTOs there and making it easier to connect to TPE expressway.

At the point of MOP for resale, it should be at least beyond year 2032, so the location will be perceived in a more positive way since all the links and amenities above would be done up. Every convenience node will be 5 min walk away and buying demand for such developments will always be there for a established town like Tampines.

The integrated development parktown is likely going to hit a high of 2500 psf based on the indicative prices shared by developer, and if you are entering at approx 1700 psf for the aurelle EC, there is a relatively safe buffer of 800 psf, as the accepted transacted price range here is already established by parktown. Even factoring in the distance and walking time, barring any unforeseen global event, I feel there will still be buyers next time who are open to look at 2000 psf at least in the resale market for you to sell to them to exit.

Hi,

You can think of buying an EC (compared to private property) in a similar way to buying a BTO compared to a resale HDB flat.

1. Lower Initial Price – ECs are priced lower than comparable private condominiums in the same location, just like BTO flats are cheaper than resale HDBs.

2. Government Subsidies & Restrictions – ECs come with certain eligibility conditions and a MOP of 5 years before you can sell to Singaporeans/PRs, and 10 years before they become fully private. Similarly, BTO flats have an MOP and other restrictions before they can be sold on the open market.

3. Potential for Appreciation – ECs tend to appreciate in value once they hit the 10-year mark and become fully private, much like how BTO flats typically gain value after MOP when sold as resale units.

4. Gradual Transition to Private Market – ECs start as subsidized housing but eventually turn into full-fledged private condominiums, similar to how a BTO eventually enters the resale market with fewer restrictions.
