Commission on renewal of lease is quite common but not standard. I charge commission on lease renewal but these are usually discussed prior to entering into any tenancy agreement to be fair to the landlords. I do have landlords who are unwilling to pay for renewal of lease.

At the end of the day, would you prefer to have the existing tenants move out and have the apartment vacant for a short period of time before next tenant move in, where you will not only lose rental income but also have to pay the commission for finding the next tenant?
