In a typical scenario, I will send a registered mail to the landlord indicating the dateline for landlord to take action for the rectification, otherwise I will engage my own contractors to rectify the issue and deduct the fees from the next rental payable. Your agent should be able to help you better in such arrangements.

    Yes, taken photos and listed down defects. Agent came back that she refuses to bear repair. A few examples...
    1) curtain rail came off and will be falling down soon.
    2) door bell is broken, highlighted at handover, asked me to get management office to fix. I listed on email stating that landlord will have to bear repair if management office says otherwise.

    Aside, repairs that she has agreed, I have paid but now into 2nd month, I have not gotten my money back but I have paid rent promptly.

    Lastly, according to agent, despite several quotes provided by agent on repairs, she has rejected as too high and this is giving inconvenience to my family. Agent has requested that I source, which I have done thus far, a difficult thus for someone not been living in Singapore.

    Sadly, I wonder why a customer has to pay to serve provider? I am sure everyone wants to live comfortably and happily in their home so why the selfish treatment to tenant?
u see the contract got this " defects free first month warranty " clause ? if have > use this clause to ask landlord to perform accordingly to contract signed by both party ...
