Procedure for changing rental property agents?

Hello, I have 2 properties that I am renting out with the help of one agent. One is empty. The thing is, I have caught my agent misrepresenting data to influence my decisions a multiple times, along with lying about other issues. The agent is still managing one of my properties as there is a tenant staying there. They are also finding new tenants after the last one moved away.

Due to this, I want to switch agents and find someone trustworthy, but am worried that the current agent would stop managing the property that still has a tenancy ongoing, and that I would not be able to engage someone else to takeover because the tenancy contract was signed with the help of my current agent and tenant's agent.

If I refunded the current agent for their advertising fees for the currently empty unit would they be less likely to take retaliatory action? I have already paid them their commission fees when the tenancy contracts are signed.

Hi there, I have actually recently taken on a similar case where I have to contact the tenant directly after my Landlord engage me to take on their unit and discharging their agent despite the current tenancy haven't ended. I have to start from scratch and take over from the current tenant to the best of my ability. If you are really thinking of changing your current managing agent. I would suggest the most important thing is to get all the necessary contact and documentation before you disengage your current agent. Reimbursed his marketing expense if any and try to keep things as cordial as possible. Feel free to drop me a text or a call and I may just point you in the right direction.

Hi Sir/Mdm,

If you find that the agent is not representing your best interests, I would advise you to terminate his or her service. If your concern is about the ongoing lease, you may get the tenant's agent contact and liaise with the agent directly. Agents are supposed to behave professionally and therefore he or she will get into trouble if he or she purposely sabotage the tenancy.

Dear landlord,

I can understand your concerns as I do have other landlords facing similar situations and have similar concerns. 1stly, did you sign any exclusive agreement with the existing agent to market the property? If not, there is nothing wrong to change or add on another agent to market your property, especially for the vacant unit which requires you to put in a tenant as soon as possible.

As for the unit that is currently tenanted, if the worry is about managing the property since it is still tenanted, the fact is that you can take over the management of the tenancy on your own until the current tenant moves out, or engage the services of another property manager to manage the tenancy.

Seems that you are fearing the agent alot that why the agent maybe taking advantage of this to exert the influence over your decision therefore I guess this is about right to look into switching of agent, and of course, to do it, it is easier to say than doing it. Speak to your family over this and see what their opinions are and gain their support first before you make your move.
