May I know what are the guidelines on how to start up my career as a property agent?

- How much saving should I have, what if I have very little savings
- Do I need to own a car
- Will there be quality leads given by the agency for newbies

I am excited that you are looking for a mentor instead of just an agency. As a new agent, the team and division you join will make a great difference, not just the agency.

To answer your questions, I am sure most managers will have an induction program and some guidelines to help you get started.

1. I recommend at least $4-5k to kick start your real estate business (the Team propertyguru did not tell you a decent guru package will cost $2000). If you are considering doing full-time, 6 months of expenses will be comfortable so that you need not be stressed as payment doesn't come immediately, especially for project sales.

2. Even if you take a taxi or Grab everywhere, it will likely be less than the cost of car ownership. You do not need a car, but it is a business tool that is helpful. Depending on the market segment you are targeting, you may or may not need a car at all.

3. I am sure most managers will have some leads for you to get started with. However, a good lead given to a rookie may sometimes be a waste. I know that most managers like myself will give lead based on the commitment and working attitude of the new agent. The more important activity is to guide the person to create his/her own network of clients.

4. A few managers may give some allowance, but it is not a common practice in the industry. Risk and reward is directly proportional. Go take a 2nd job before you enter the industry if you must. If you do not invest into the business, your growth will be limited. It is better that you build up some capital before joining the industry.

There are ways to do well without large capital, but you have to work very hard and be resourceful.

5. Most managers will guide the new agent accordingly to their assessment of the individual. Many agents do not need somebody to tag along on their first deal. I usually will focus on guiding the new agent on strategy and at paperwork stage since most will be sent on practice viewing before their 1st viewing.

- How much saving should I have, what if I have very little savings
Firstly you need around $2k+ to attend your RES course and pass the RES exams.
- Do I need to own a car
Not compulsory at the moment until you have achieved success and have enough funds to buy your car. With car, going to numberous viewings is more convenient.
- Will there be quality leads given by the agency for newbies

No, as a Property agents, you are self employed, a boss of your own.
- Will your managers be going tagging you along for your first customer viewing of the property
I (William Goh) always provide OJT with all new arrivals on their very first viewing, closing the deals, documentations, etc, etc.
To o be a property agent, u must be a sg or spr, min 4 O level passes, enrol and pass the RES exams. Once you passed your RES exams, you then join an agency to apply for your CEA license. For more info, you may visit:
