Hi, you will need to wait till you fulfill the MOP first before you are eligible to purchase a private condo unit. Pls note that for your case, the stamp duty payable for a 2nd property will be at 10%.

Hi,

You would have to meet your MOP first before you can purchase a 2nd property. Please take note to keep both HDB and condo, you need to be an SC household, and 10% stamp duties apply for your 2nd property. CPF usage will also be restricted.

Any particular reason why freehold since its for investment? RentaL yields for leasehold maybe higher with a relatively lower entry price. Will be glad to share with you the value-buys.

Thanks and hope to understand your requirements so as to value-add further to your housing plans.

Warm regards

Hi there,

You can indeed purchase a private property once you have fulfilled your MOP however, you will be subjected to a 7% ABSD. If ABSD is a concern, we can work around it to come out with solutions to counteract that.

Any particular project or location you are looking at? There are a couple of freehold properties going at high discounts and firesales of as high as 30% in prime districts! I have a complete inventory of these properties with exact pricing and unit details which may enhance your portfolio and is worth considering.

Let's get in touch at +65 96659926  for me to understand your requirements, expectations and objectives. Following that, I will work out the financial calculations cash flow and breakdown of purchase with progressive payment to see which options you can consider.

Do note that there is no agent fees involved and I will walk you through this whole tedious process of : explanation of procedure, shortlisting, negotiation, paperwork, establishing financial projections / application of loan, sharing of market insights, providing up to date transaction caveats & price analysis of properties as well as and handling all technical and legal matters at NO cost!

Hi there!

Yes you may buy a 2nd property after the MOP of your HDB has been met. However, you will have to pay 7% Additional Buyer Stamp Duty (ABSD) for the 2nd property.

You may want to consider new launch projects. However, you won't have immediate rental income as you will have to wait for the project to TOP. If you are looking for something with almost immediate rental income, you may consider projects that will TOP soon or projects that are already completed and even tenanted.

I have many good investment buy units that are being sold with tenancy at affordable quantum. This is great as you will have immediate rental income once you purchase the unit.

Hope to hear from you soon. Thanks!

Evening,

If you are SC owner, you will be eligible to purchase your second property upon fulfilling MOP. 7% ABSD will be payable, on top of the standard stamp duty of 3%.

YT Tan (陈永达)
Good evening investor,

Are you a Singaporean or SPR?

You can purchase a private property and rent it out while holding on to current HDB if you are a Singaporean.

You will be subject to 7% additional buyer's stamp duty and will be able to obtain max 80% loan as you don't have outstanding loan.

If your household consists of two SPRs, you will have to dispose off your current HDB within 6 months from completion or key collection date and will be subject to 5% ABSD.

Hope my explanation helps!

If you need any assistance or advice in your property investment, feel free to contact me. Cheers!
