My HDB flat filfulls the MOP, I am thinking of buying a private property. Can I stay in the private property and rent out the HDB flat (flat is fully-paid up with no HDB loan and grant)

If yes, for renting out of the flat, do I need to obtain approval from HDB?

What is the loan quantum for the private property (currently I have no housing loan) and what is the stamp-duty I need to pay for the private property?

Hi Mr Peng, yes you can purchase a condo if you fulfill the MOP, and to rent it out. 1) Yes, you need to apply for approval from HDB. 2) For 2nd property purchase without any existing loan, you still could loan up to 80%. 3) Stamp duty payable will be 10% in your case.

Afternoon Mr. Peng,

If you are SC owner, you are eligible to purchase your second property, stay in it while you rent out your HDB unit. You will also be required to apply for approval for the rental. However since you have fulfilled MOP, getting the approval should not be an issue.
As for the loan quantum available to you, it would depend on your age, income status and credit record. Since this will be your second property in holding, if you are SC, you will be required to pay 7% ABSD, on top of the standard stamp duty.

Hi, once you had fullfill MOP, you can purchase private condo. But before the purchase, you must get in principle approval loan from bank. Besides, also to understand the purchase procedures.

Hi Mr Peng, I am Bryan from ERA. If you are a Singapore Citizen, you are allowed to rent out the whole HDB unit once it has completed the MOP. It is subject to HDB approval but shouldnt be an issue. You are subjected to 7% ABSD(Additional Buyer Stamp Duty) on top of the standard Stamp Duty for the 2nd private property you are buying. Before searching for a private property, you should consult a banker and get a in principle loan approval, so that you will be very clear of the finance part. It is a wise investment move to get a private property and rent out your HDB. Below is the guidelines for renting out a whole HDB flat :
a) Flat owners must be a SC
b) Meet the MOP
c) Get HDB approval

As for buying buying a 2nd property, you need to know the loan quantum, cash and CPF needed as well as the ABSD (for SC: 7%)

Dear Mr Wong,

As long as you have met the pre requisites to sublet your HDB (meet the MOP as well as being a Singapore citizen), approval from HDB should not be an issue. The restriction to consider will only be the profile of your tenants due to the ratio eligibility in the block and neigbourhood introduced by the authorities a couple of months back.

Purchasing a 2nd residential property will require you to pay Additional Buyer's Stamp Duty of 7% on top of 3% as a normal Buyer's Stamp Duty. Loan quantum you are eligible for will require you to go through an assessment with the bankers to seek In Principle Approval such that you can work out the sums financially to determine if the purchase will be a stretch for you financially.
