My husband and I, as well as my sister and her husband, have both purchased condos. We are now planning to sell our condos and purchase a landed property. I would like to know if it’s possible for two families to jointly purchase a landed property in Singapore.

Additionally, are there any important considerations we should be aware of when purchasing a property together? For example, what would happen to the house if one of the parties were to pass on?

Good morning,

all of you can buy under tenancy in common (each person 25% ownership).

If you do up a will to instruct the executor what to do with your share of ownership.

If you have any doubts about the purchase's ownership arrangement, it will be good to speak to lawyer for better clarification before proceeding.

Hi,

Yes it is possible to purchase landed property in Singapore, as long as all singaporean citizens. For SPR you will need to write in to SLA LDAU to appeal for in principle approval to purchase landed, although chances are not high.

You all can opt for tenancy in common 25% ownership each, as well as work out the borrowing arrangements in a similar manner if need be.

If one owner passes away before the other, he/she should set up a Will prior indicating the ownership share should go to which surviving party, for the Executor to executor upon passing. The Executor can be your spouse as well.

There is no restrictions when it comes to jointly purchasing a landed property in Singapore as long as all the owners are Singaporean.

For your case, you may want to purchase the landed under Tenancy in Common type of ownership where individual share of the property is tied to the contribution of funds. In this way, there will not be any dispute in the future and respective owners are able to will their share of the property to their chosen beneficiaries.

Hi Mdm,

There are 2 different manners of holding.

1) Joint Tenancy, which all parties jointly owns the property, and rules of survivorship applies. This mean that the surviving owners will continue to co-own the property after 1 or more of the owners passed on.

2) Tenancy-in-Common, where the shareholding is divided into percentage. In the event of an owner passed on, his/her share will be distributed in accordance to his/her Will. If there is no Will, it will be distributed in accordance to Singapore Intestate Laws. The remaining owners will continue to own their own rightful share.

Some things to take note when purchasing a property under multiple parties includes, falling out in relationship, financial obligations of a party, ie. in the event of income loss or bankruptcy etc.

In summary, it takes great Trust between all parties that things will continue to go well for the many years to come.

Hi, yes it is possible to make a joint purchase together. Before doing so, you can decide if you want to do a joint tenancy or a tenancy in common.

Joint Tenancy means the remaining owners will share the ownership of the house if one passes away.

Tenancy in common means a specific share to each person, and the portion of the share can be distributed according to your will.
