My husband and I got married last year, but his name is in his parent's HDB.
We're thinking of buying a 2 bedroom, 2 bath room condo near Toa Payoh, Sengkang or Yishun, without taking his name out of his parents' house.

Im 34yo earning about $5000/month, with $110,000 in my OA. We have a combined cash saving of around $120,000. He is a 30yo seaman who works on 2 months contract (work 2 months, rest 2 months), with no CPF(considered as working overseas), and about $10,000~14,000/month when he is working.

Can we afford it? Are there condos within our means?
Can we buy ECs that have reached their MOP?
Can we buy with only my name?

Good afternoon Adeline,

Based on the preliminary info shared, it may be better to purchase under your sole name instead. Adding your spouse's name will incur the ABSD, which for Singaporean is 12% for the 2nd residential property.

With a total of 230k in cash and CPF OA, and purchasing under your sole name, a property priced max around 820k will be ideal, yes there could be some options in the OCR region outskirts area to consider. Yes you can also purchase just 5 years resale EC no issue.

From the given scenario, your option is to buy a private unit in an apartment or condominium.

As a sole owner, the normal buyer stamp duty is applicable if you are not holding ownership of another property. Loan will likely to be 75% Loan to Value (LTV).

Based on your age and income, you are likely able to take a bank loan of about $650,000 loan. Together with your CPF fund and cash, you should be able to afford a 2 bedroom unit.

Do note that the above is broad and based on the scenario provided.

Based on your above description, you should be able to get a maximum of about $668k of loan. Add in your CPF-OA of $110k and Cash savings of $120k, your probably can get a property around the value of $850k-$900k, inclusive of stamp duty and other misc cost.
