My landlords agent is generally unresponsive and not keen to help and I have been struggling to get answers to basic questions to help plan my move in. Unfortunately I have not been provided any contact of the landlord - no phone or email to communicate. Don't tenants have a right to have some way to communicate with the landlord. What options are available to as a tenant.

Hi, it is actually up to the discrepancy of the landlord on whether he or she is willing to share their contacts with the tenant as some do not wish to have contact with the tenant and prefer for all communication to be done through the agent. In your case, you will have to establish proper communication with the agent, and the agent should have the professional conduct and etiquette to ensure you have a smooth process moving into your rental flat.

If you are currently planning to go on a property journey selling/buying/renting/investing, I can be of assistance. Do feel free to reach out to me for more queries and assistance.

How would u define proper communication. From the beginning his responses have been casual. When I finalise the unit he asked me to transfer deposit without provide ownership proof or bank account proof that account belongs to landlord. Finally I did the verification myself and insisted I will only pay by crossed cheque. I have been very polite in all my communications yet he only send one word replies after much follow ups. I feel frustrated that there is no redressal available for such unprofessionalism. The agent incidentally is part of one of the reputed estate agency firms per his license details
Hi Bhavana,

Have you verified if the unit you are renting is a genuine listing or have you fallen into some form of scam?

I have been in the real estate business since 2009, with more than 14 years of experience serving the Singapore real estate market.

I am very active in the residential segment of Singapore real estate market, having transacted hundreds of deals from HDBs to private condominiums and landed properties in Singapore, and have handled many unique cases in sales and purchases as well as rental deals.

Over the years, I have also established a network reaching out to more than 9,400 expatriates, bringing my market presence to both in and outside of Singapore. This has created an additional exposure when I manage my client's portfolios, on top of the conventional on and offline platforms, where other estate agents are relying on. This has allowed me to consistently convert leads into results.

With an evolving market, where change is the only constant, I have also been investing in upgrading of my knowledge and skills sets to improve myself and meet the demands of current and future market.

I verified the ownership using Inglis and also pay the deposit through a cheque. Also checked agent details on CEA public register. Agent did make up the TA. But has otherwise not been cooperative. M
Possible Solutions:

Try Again with the Agent:

Clearly state the importance of your questions and the impact their unresponsiveness has on your move-in planning.
Request a specific timeframe for a response (e.g., within 24 hours/48 hours).
If no response, consider sending a follow-up email summarizing your previous attempts to contact them.
Contact the Landlord Directly:

Check your tenancy agreement for any contact information for the landlord.
If no contact details are provided, consider sending a registered letter to the property address addressed to the landlord.
Reach Out to Singapore Mediation Centre (SMC):

The SMC offers free mediation services to resolve disputes between tenants and landlords. This can be a good option if communication attempts fail.
You can find more information on their website: https://mediation.com.sg/
Additional Tips:

Document Everything: Keep copies of emails, letters, and any other communication attempts with the agent or landlord.
Maintain a Professional Tone: Clearly state your concerns but avoid accusatory language.
By following these steps, you can increase your chances of establishing communication with the landlord or agent and ensure a smoother move-in process. Read More
