My wife and I bought an EC and have been staying for 2 years. Due to our expanding family nucleus, our current house is too small and we intend to upgrade to a bigger house. However, we understand that there is a 5 year MOP. What can we do?

Hi,

You may want to write in to the HDB Branch in you area to appeal about your case. Family expansion reasons might stand a higher chance of getting early approval for sale before MOP. However, do note that Seller's Stamp Duty will apply if you have only owned the property for 4 years or less.

Dear Sir/Mdm,

I would not advise you to upgrade at this time as even if you get the HDB approval to sell, you will be subjected to an Seller's Stamp Duty of 8%. If there is really a need to upgrade, you can consider upgrading after 1 more year as the SSD will be lesser at 4%.

Let's weigh the the few considerations.

1) you need to appeal to HDB to sell within MOP
2) seller's stamp duty that is payable (I believe you will breakeven due to capital appreciation over the construction period till now) - i am fellow EC owner as well

Hi,

You can try to appeal to sell prior to MOP with valid reasons. Approval will be on a case-by-case basis.

Do take note of the SSD period too. If you sell less than 4 years upon your purchase, you will be liable for SSD.

Alternatively, you can opt to rent a bigger unit elsewhere first, then sell off your current house when you have met MOP period.
