my wife and me combined current monthly income has exceeded HDB income limit $14,000. HFE letter approved therefore allows only resale flat which we are not keen. Our HFE will expire 28/4/2025. like to ask if we were to to take bold move to reduce our income level by one of us temporary quitting, how long we have to stay unemployed before we should try applying for new HFE again inorder to be accessed below S$14,000 threshold limit? any valuable feedback will be most grateful.

Being eligible for BTO or SBF does not necessary guarantee you to get a flat of your choice as it is very much dependant on subscription rate (LUCK) thus by reducing your income to exchange for a ticket that does not guarantee you a unit, is it worth it?

I had personally tried BTO with my family for more than 3 years without any success, and I ended up getting a resale and due to this 3 years loss, my loan was affected, but I got a unit that I couldn't have asked for more, being right opposite the school of choice where my 4 kids get to sleep for 30 more minutes each day because commuting to school is a mere 3 minutes walk. We even overslept on 2 occasions that we only woke up 15 minutes before school starts but yet we were still on time reporting to school. Read More

Hi, appreciate your sharing. You still able to purchase HDB but using bank loan and only near parents (4km) grants. I don't think it is a wise move of doing so by awaiting which will delay your plan in future.

Both of you are taking multiple level of risk as BTO is subjected to ballot, and there are many couples who failed to obtain their desired BTO unit, despite multiple tries.
HFE requires applicant to provide 12 months income documents, ending 2 month prior to application date. As such, the intention needs to be to last for at least 14 months, or longer.

Hi

This may not be ideal as it requires a 14 month period of unemployment or more. HDB uses the 12 month period window that is 2 months before month of application. For example Feb 2026 hfe application, Jan 2025 to Dec 2025 window income slips.

If you apply earlier than that, your income earning months earned previously will still be recognized.

Also BTO is often oversubscribed and balloting for in demand areas and missing out is common and will mean more waiting time.

Perhaps you may want to consider new EC if the finances allow, the capital appreciation potential is also there. And for North Gaia EC, it is going to TOP soon and you need not wait too long.
