My wife & I have a combined annual income of 200K. Our current BTO HDB in Bukit Panjang will have the MOP met in Feb 2019.

We want to sell off our HDB and buy a resale HDB in Toh Yi Drive area. And we are hoping to buy a 2nd condo as investment.

Is there any chance we can do it without waiting for another 5 years cause of buying resale HDB?

Sorry to share with you that if you are looking at buying a resale flat, you will need to hold the new flat for another 5 years to fulfil the MOP.

I order to hold 2 properties concurrently and save on ABSD, the best way will to hold 1 property under 1 name. Please share with me more on your needs and requirement so as to allow me to better assist.

I understand that Toh Yi area is a very convenient area to stay in, however there are some risk with the flats there if you are looking to hold it longer.

Unfortunately , you will not be able to buy a private residential property before your 5 years MOP. However , if you are looking for generation of passive income via investment whilst holding into your HDB unit, perhaps you could consider commercial properties instead? With more inputs from your end , including investment objectives, and finance on hand, I will be able to churn out a financial report with calculation to asses and explore the options for your investment. Hi Mr. Richie,

Unfortunately no, you have to purchase the next resale hdb with a family nucleus (ie. With both husband and wife names), and once you purchase another 5 years of MOP will kick in, which you already know will mean you can't get a condo within the 5 year duration. If the objective is to have 2 properties, it might be good to consider 1 private property under each individual name instead.

Hi George,

It is good to start planning early. As some of my colleagues have shared, under the current HDB rules and regulations, it is not possible to purchase a condo once you purchased a HDB unit as both you and your wife will be subjected to the 5 years Minimum Occupation Period.

You may wish to consider other options such as purchasing an industrial or commercial property or purchasing the 2nd condo unit under another party's name.

Hi Mr. Richie,

I read from your query and understand you are a humble person and wish to hold a low profile life.
Thus intend to stay in HDB and use the condo as an passive income.

But from your profile, it is advisable to invest your assests in private than stay with restrictions and constraints.
Let your money works for you rather than working for the money!!!

(1) In general, private property has a capital appreciation of around 3 times of HDB flat.
In numeric term, meaning if you gain a 100% capital appreciation in HDB, you will receive 300% capital appreciation in private.
Let say, you make $500k (100% capital appreciation) in HDB after paying for a $500K HDB, you will make $3 million for a $1 million private condo.

You can do your own mathematics to understand the difference.

(2) In order to avoid ABSD, it is advisable to use only one name as the owner for each private property where it is not allowed in HDB.

(3) In this way, you not only enjoy higher capital appreciation in your property, at the same time, you own 2 property; one to stay and the other enjoy both rental yield and capital appreciation as well.
Once you sold off both your private property, you may down grade to HDB flat when you decided to retire with a huge windfall. By then you may proceed with your current plan to buy a private propertyupon meeting your MOP to enjoy passive income.

Good evening Richie,

I am afraid to inform you that you will have to fulfill 5 years MOP first before you can own a private property. Even either one of you are listed as occupier, you guys have to adhere to the 5 years MOP first before you guys can sell or buy private.

It used to be do-able in the past but HDB stopped decoupling few years back.

I do understand your intention to own 2 properties. Probably one for own stay and one for investment.

But care to share how come you guys are eyeing HDB in toh yi? To be closer to parents? Placing kid in alumni?

If you purchase a HDB and cant do much for next 5 years, it's an opportunity cost for both of you. Could you guys fare better in these 5 years? You can almost change private house twice in 5 years. 3 years of SSD nowadays.

With HDB and private pricing widening, are you ready to ride on the wave of uptrend of private housing soon?

If you guys can own two properties now, will you consider right now? You guys might not be able to leverage that much due to the age (plus 5 years).

Actually both of you have quite a comfortable income that you guys can do much more. Will you be keen to explore further?

Perhaps we can meet to discuss and explore your options? Let us run through the numbers and let me come out with a few proposals that suit your family.

I usually help my clients to plan 5 to 10 years plan on how to enjoy tax savings and wont get hit by cooling measures etc now with proper exit strategy in future.
