Hi Xiang Joo,

Market value and purchaser's perceptive value differs quite a fair bit in today's market. Banks are still supportive of good indicative valuation but perhaps what is more important in today's market is how much a buyer is willing to pay for a unit, especially so when the supply is much larget than demand, where buyers' are still sitting on the fence anticipating prices to cool further before entering the market. Genuine home buyers are still purchasing but definitely not at the desired price set out initially. Therefore what Ivan has mentioned makes a lot of sense in that unless there is a compelling reason to sell, it could be more beneficial for you to hold out for a better market before selling. Since Tivoli Grande is still a relatively new project with excellent location just along Koon Seng Road which is about 2 bus stops away from Eunos MRT at most, the demand for rental is likely to be healthy if your unit does not face the main road directly.
