Good morning,

It depends whether sellers have alternative accommodation.

One of my HDB clients also done the same. We never request extension from buyers and done immediate submission.

They are moving to parent's place instead.

Hi

If the seller already has alternative accommodation and moved out first, it is actually a plus point to you as a buyer since the timeline is more favorable. It may not always be seen as a red flag concern unless you find something amiss during the conversation with the seller or the seller agent. They should be happy to share the reason why the seller has moved out first. If the story doesn't square then you can discern and decide from there.

    Yes. Everyone here was right. Sellers (husband and wife) just finalised their divorced and are moving back to their respective parent's place. Hence, no need for any extension and they just wanted to quickly sell the house.
Hi, it does not necessarily mean that they are in a hurry to sell it off.

It could be factors like they already have another accommodation for them or that they simply do not need the extension. Another factor is most buyer will want to move in as quick as possible, so sellers are also encouraged not to have extension if possible.

Dear sir/mdm,

You may actually convey your concern to the seller's agent to find out what is the reason behind this situation.

As far as I am concern, all my HDB sales transactions I have done for the last 2 years do not require any extension after completion and can do immediate submission.

The exceptions were when the buyers need to delay submission in order to have their HDBs sold first to time the completion dates.

Such sellers do exist and there are multiple factors.

1) Inheritance where the benefactors are not able to keep the unit.
2) Already have an alternate housing option and the funds from the sale can aid in reducing their current mortgage loan.
3) Migrating owners who need to execute the marketing of the unit fast, to progress to their next phase of life.

If you have concerns over such an arrangement, you should seek alternative units that you feel more comfortable with.

Hi there,

This is not uncommon as some sellers may have found alternative accomodation and hence are flexible with with the timeline which may be beneficial to the buyers.

Just to give you some real life case studies, sometimes these sellers have purchased their new property and TOP already so they would have to offload their current property before they move into the new one or may have immediate housing like moving in with family which is why they do not require any extension. feel free to reach out to me at 91150953  if you have other concerns.
