Hi,

1) EA are mainly built in the late 80's and early 90's. Thus afraid you will find EA already passed at least 25+ years. Implying remaining lease is around 60~69 yrs.
2) Selecting these types of units, you will have to prepare a budget for renovation, thus suggest you seek those in original condition rather than newly renovated.
3) It became a challenge today to determine whether there are any COV because this has become a norm since 2020, where HDB flat price index increased 5%, and another 2.8% Q1 2021.
4) Suggest you carefully look into the current market rate and negotiate cautiously with the seller to seek a win-win situation.

With the rebound in HDB resale market over the past 9 months, getting a flat without COV is becoming harder. Perhaps only 2-3 out of 10 flats today can sell at Valuation, as most of the flats will incur some COV.
