Some new private properties are being advertised with the mention of Direct Developer Team with good discount and after-sales services. Best of all, no sales commission is payable. Is there any difference in engaging or need to engage a property agent in this case who has also advertise the sale of the unit?

Good morning,

a high number of the development websites that you are encountered most likely are managed by real estate salespeople like me and usually buyers buying a resale or new condo wont have to pay commission to their representative cause commission will be received via seller's agent or developer.

Discount could be true, could be not. Could be a sales tactic to attract buyers. Need to check to double confirm.

Hope it clarifies.

Perhaps you can find someone who you feel is reliable and able to show statistics that a certain project is a better buy compared to the rest you shortlisted or in the market.

1) It is a current market practice that you don't have to pay for any commission when buying property directly from a developer.
2) The advantages of engaging an agent are:
(a) The agent can advise according to your needs and wants.
(b) The agent will not just sell that particular property from a developer.
(c) The agent will recommend all other properties that are available in the market.
(d) The agent will take your interest as the priority rather than trying to push a product to you.

It's just some marketing gimmicks. As long as the agency has been appointed as a marketing agent from the Developer, all the agents under the agency can be termed as "Developer Sales Team".

No commission is payable from Buyers of new launches, as the Developer is paying the commission to the agents, or "developer sales team" personnel.

If you're looking for good after-sale service, my advise is for you to engage a Trusted agent to represent you in your purchase, and not just any "developer sales team" personnel. This is because your Trusted agent will be able to understand your needs and profile better. A good and proficient agent will not be just selling the "product", i.e Developer's units, but also selling his expertise in market analysis, development comparison and unit selection.

By engaging such an Agent, you can be at ease that your interest is protected. He can assist in defect check when the project TOP too. And if the property is for investment, he can also assist in renting out the apartment. It will be a long-term relationship.

For new properties, the price is determined by the developer and for discounts if any, it is also given by the developer. Therefore, regardless of engaging an agent or not, the price will be the same. Most of the other advertisement with Direct Developer Team usually are real estate salesperson
2. On Good Discount need to check if it is true as it might be marketing gimmick as well.
3. No commission is payable from Buyers of new launch but it will be beneficial for you to engange an agent.
An agent can shortlist properties and coordinate viewings for you, saving you precious time.
Licensed agents have access to information, listings, and platforms that you won’t have.
You will get expert advice on pricing, have someone to help calculate your finances and plan your timeline, and takes care of all the paperwork for you.
