Yes, of course there are and there will be buyers looking to buy a 5 room HDB in Punggol area.
However, I would like to highlight that statistic don't lie. Transaction volume had indeed went down, as well as COV. But the good news is that valuation and overall transacted price is at all time high.
I do agreed that prime area such as Toa Payoh and Redhill etc, are still getting COV of $80k but it mainly applied to flat in certain cluster in that estate, usually near to MRT or new flats less than 10 years old. Honestly speaking I don't see it happening here at Punggol/Sengkang due to the high supply and the competition is tight.
