Why can’t I list my HDB flat for sale 3 months before MOP since it takes 12weeks or more to complete a HDB sale transaction? If I list now, by the time the sale is completed in 12 weeks or more later, I would have stayed in the HDB flat for 5 years already.

Dear Sir/Mdm,

The HDB sale process is quite rigid and you will need to satisfy the full 5 years before you are able to register the Intent to Sell and issue the Option to Purchase document. However, there is nothing stopping you to market the house earlier before the MOP so that you will have more time to gather more interests and achieve the highest offer.

I have personally transacted many MOP flats and usually I would advise my clients to start about 2 months before the MOP. Hi there, understand your urgency to sell off your unit, but as sellers are only able to issue their OTP after the MOP reaches, even if a buyer is interested in purchasing your unit after a few weeks of marketing, they will have to wait for the duration of time left till your MOP + the HDB completion time for the unit, which can go to about 4 to 5 months if you start the marketing too early. You can however, state that you will require 4 to 5 months of extension, but this can end up narrowing down the buyer pool for your unit.
