We sold our house and handed our keys to the lawyer firm today.

Out of goodwill, we left over some racks at the Store room and a double decker bed frame to the buyer. We fyi and informed our property agent and was told that we were needed to vacate the premises (all movable items have to be removed).

We were told by the property agent that “disposal is fundamentally a seller’s obligation”. The property agent earns a commission from us should have informed or reminded us (she claimed she verbally informed us when we signed the OTP documents which was at least 3 months back).

Am I right to say that it is also the obligation of the property agent to follow up with us seller and informs on important information/ gives reminder?

Question is how many times reminder is sufficient? It is very often that when such things happen, the finger will be pointed at the agent because agent earns a commission.

I have on a recent occasion reminded owner that vacant possession is to be delivered upon completion, but there were still items being left behind in the apartment which I further checked with the owner, only to realise that they actually do not fully understand what vacant possession truly means but did not ask about it as they were also busy with the shifting. Personally , I think it is a " give and take " situation and HOW is the Tone of replying...

frankly if there is NO " black & white " on eg WhatsApp messages , its hard to prove if the agent has verbally tell you OR " agent Forgot to tell you but claim has told you before"

fOCUS on solving the problem at hand and see the agent attitude , if the agent INSIST he / she is " ALWAYS RIGHT " >> then you can consider if you want to use / refer him to others for other opportunities ? For the agent SHOULD HAVE ALSO send you a Message regards to this as this is also consider IMPORTANT AS THERE IS ALSO POSSIBILITY THAT >> " " agent Forgot to tell you but claim has told you before" OUT OF PRIDE ISSUES and uphold a "ALWAYS RIGHT " tone which may pissed off the client / seller , especially you MAY BE RIGHT AFTERALL , that NO VERBAL reminder of any sort was mentioned before (esp on which date and time is not recorded )
