Hi, this will depend greatly on the agreement you guys signed. In the OTP that you sign, is it stated whether the unit is handed over Furnished or unfurnished? If it is stated as furnished and there is an inventory list stated, you can find the seller to request for it back.

If you are currently planning to go on a property journey selling/buying/renting/investing, I can be of assistance. Do feel free to reach out to me for more queries and assistance.

Was there any inventory list? Did you do a final inspection just prior to the legal completion? How about checking with your agent on this scenario? Read More

Whether the seller can take fixtures with them depends on whether they're considered fixtures or fittings in the first place. Here's what you can do as a buyer:

Check the Purchase Agreement: This is the most crucial step. The agreement should clearly list what's included and excluded in the sale. If the fixtures in question were missing from the "included" list, you have a stronger case.

Understand Fixtures vs. Fittings: Generally, fixtures are permanently attached to the house and are considered part of the property (cabinets, light fixtures, etc.). Fittings are not permanently attached (curtain rods, shelves) and can be removed. If the seller removed something clearly considered a fixture, you have a case.

Talk to Your Agent: Your real estate agent should be familiar with the situation and Singapore's property laws. They can advise you on your rights and next steps.

Negotiate with the Seller: If the missing fixtures were a major selling point (like a fancy oven), see if you can negotiate a credit towards replacements at closing.

Seek Legal Advice: If the discussions with the seller aren't fruitful and the missing fixtures are significant, consider consulting a property lawyer. They can help determine your legal options and the best course of action. Read More
