what do resale buyers look out for in a 5rm recently MOP-ed flat? I'm just asking about the conditions of the flat itself (not asking about west sun, location ,etc)

For example, if I hacked down 1x bedroom wall, will it be a dealbreaker? Even if I offer to cover the cost to reinstate?

If I have built-in oven and dishwasher, will they be dealbreakers too?

Tone wise, do buyers usually prefer lighter or darker tones?

Hi, appreciate your sharing. It depends on the demand of the area, as overall 5 rooms attracts family upgrader who sell their 3 or 4 room and move onto bigger unit size. The 1 room hack down depends on the buyers' size and how you do it. If required, able to build back the wall before selling it.

Hi there, understood your concern on how your current reno and modified layout might affect buyers decision and offered price.
Different buyers will have differing needs and preference. and there is no standard template on the best selling renovation or layout for properties.
What I would suggest to focus on would be to maximise exposure for your HDB to potential buyers of different profiles and requirements which will in turn lead to better offers for your HDB.

Hi

In my experience from selling 5-room HDBs, hacking a bedroom wall is not a major issue as it is not that difficult to reinstate the wall, and there are some buyers who don't mind to combine rooms as well if they are a family of 3 or smaller. It may just be a bit harder for some to visualize the furniture and space because there is no wall to segregate the space of both rooms. To me it is not exactly a deal breaker, since demand for newly MOP 5-rooms is strong and buyers will not put too much weight in this factor as there is still a solution to work around (reinstate wall). The same goes for oven and dishwasher, the buyer can always take it out if not needed and rework the carpentry accordingly, although this may increase their Reno budget which in turn affect the offer that they might present to you. But there are also some buyers who may in fact be happy to take over the dishwasher as it is helpful for families who cook more often. Personally don't think the above are dealbreakers, but within the same estate if there are similar units selling, the buyer may pick the unit that is more "vanilla" if they plan to do full Reno overhaul to their own style.

Typically in my opinion more buyers opt for lighter tones with more natural light and also furniture is easier to match with neutral colours.

Your renovations are not deal breakers as everyone likes to customise their homes. If someone likes your flat, they will reinstate the walls, where necessary. Just the offer might be slightly lower. However, lighter colours do play a part in alluring buyers. But, as long as your colours are not too dark, that should be okay too.

What matters most is a less congested home that is pleasant to look at. So, remove the clutter, if any, and focus on marketing at a reasonable price. That should bring in the buyers.

Hi Sir/Mdm,

Different buyers will have different requirements. A couple may prefer hacked bedrooms whereas a family with kids may need proper bedrooms.

It is common to have built in oven nowadays but dishwasher are not so common in Singapore and they are mostly found in higher end condo development. It is probably an asian culture thing.

Ultimately, to sell at a high price, just need to focus on the unique selling points of the house and find a buyer who appreciate the house enough to offer you a good price.

1) The various factors mentioned in your query belongs to personal preferences and subject to individual.
2) The ideal unit for sale are original without much extra-ordinary decoration.
3) A buyer might buy because of your interior design and colouring. But, most of the buyers are logical in dealing with a few hundreds thousands of dollars or beyond millions.
4) It is not uncommon today that many adjoined rooms, redo the bedroom for walkin wardrobe, study/office, games room, etc. The buyers will check out the photos advertise to decide whether all these remade suit their usage before arranging for viewing.
5) So, those who request for a veiwing already accepted the remade, which will not be a dealbreaker factor.
6) You can take with you the built-in oven and dishwasher when you vacant the unit. These belongs to fittings and not fixtures that must be sold with the house. The buyers will perceived that these will be removed if not told to be left behind.
7) If you decided to sell it with the unit, it is best to ask whether the buyer willing to takeover at a cost.
8) Most of the buyers if not all will still spend to redo some of the things at their liking.
9) The most important is there are no structural, leaking, water seepage, unfriendly neighbours, etc. And the unit is asking at a market rate and not a benchmark price.
