what options do I have, if planning to settle down asap and would like to avoid waiting on the cooling off period of 15months? Sibling and I bought private property using my name, as sibling's name is tied to HDB co-owned with parents, even though I'm not the one living in the private property.

Care to share how young are you?

If you are 55 years old and above, you can buy up to a 4RM HDB flat after disposal of interest in private property.

If not you have to dispose first and appeal against the 15 months waiting period.

Last resort is to buy a private property.

Hi

This will require appeal with HDB, but for successful appeal it usually involves scenarios like financial hardship, demise or divorce. Settling now with new partner may have a case but not as strong.

Another way is to sell the private property to a buyer whose timeline is flexible and is open to a lease back period of 18 months, so you can continue to stay while waiting out this period. While concurrently doing the appeal to see if this period may have a chance to be shortened.

Hi,

1) The cooling policy implemented in Sep 23 stated all private residential property owner has to observe the 15 months cooling period before eligible to buy a resale HDB flat.
2) They are not concern whether you bought it for own stay or for investment.
3) Your best option is to remove your name from the private residential property and observe for the 15 month cooling period than trying to avoid this.
4) My understanding that the success cases over this matter is extremely low.
