Dear madam,

Your loan eligibility will be subjected to 60% TDSR and it will be considered first loan since only your husband is the borrower for the condo, nevertheless, Additional Buyer's Stamp Duty will still be applicable.

I have been in the real estate business since 2009, with more than 10years of experience serving the Singapore real estate market.

I am very active in the residential segment of Singapore real estate market, having transacted hundreds of deals from HDBs to private condominiums and landed properties in Singapore, and have handled many unique cases in sales and purchases as well as rental deals.

Over the years, I have also established a network reaching out to more than 9,400 expatriates, bringing my market presence to both in and outside of Singapore. This has created an additional exposure when I manage my client's portfolios, on top of the conventional on and offline platforms, where other estate agents are relying on. This has allowed me to consistently convert leads into results.

With an evolving market, where change is the only constant, I have also been investing in upgrading of my knowledge and skills sets to improve myself and meet the demands of current and future market.

Hi Mdm,

If the loan of your current property is only under your husband, then you will be able to loan up to 75% of your next purchase, subjected to TDSR.

Do take note that you will be liable for ABSD as it will still be considered your second property. Should you wish to explore some strategies which may allow you to have some savings, do let me know. I have a recommendation for you.

I am experienced and well-versed in private transactions. I will be able to assist you in your property plans. Please get in touch with me for a more in-depth discussion.

Should you need require further assistance in matters relating to property, please contact me at my mobile 9748 6305  . I will be happy to assess and share with you the possibilities for you in the current market.

Thank you.

Best regards,
Robbie Chen

Hi Maam

You are eligible for 75% loan quantum since this is your first loan. However as a foreigner, you are still subjected to pay for ABSD of 20% as a foreigner. If you are a PR, The ABSD amount could be reduced further if you do a decoupling for your current property. Do contact me at 93375051  for a free and non obligatory discussions on this.

Hi, I would be most glad to assist you further and pls feel free to let me know if you need any assistance. Hope to hear from you soon and have a great week ahead. As you are a foreigner, you would not be able to get up to 75% loan and will be lesser than that. Also, you will be liable for the additional stamp duty as well.

Good evening Miss,

Mortgagor and Borrower are the same. In Singapore, one has to be an owner in order to borrow from bank.

Bank is mortgagee (lender).

As for loan eligibility, if you are working in Singapore or have any business activity here, most likely be eligible up to 75%. Perhaps I can ask my banker to advise you further.

By the way do take note that that as a foreigner will be subject to 20% additional buyer's stamp duty on top of the normal 3 to 4% stamp duty.

I believe you bought existing property with your Singaporean hubby thus you guys didnt pay this amount due to IRAS treating it as your matrimonial home.

I might have a plan that can help you to enjoy some tax savings in terms of ABSD. Will you guys be keen to hear me out?

When will be a good time to discuss further?

Good day to you! I would be more than happy to assist you in the house purchase. I believe property is a big ticket purchase and there are many details and information in the market that can be confusing.

Rather than product pushing, unlike other agents, what i like to do is to go through the market sentiments with my friends and clients.

Topics such as
1. Over supply
2. How to time the market cycle
3. Most importantly, how the current situation (COVID 19) in Singapore will affect the property prices.

Feel free to give me a call at 81255537  or email me anytime to set up an appointment with you (virtually) so that i can run through this with you.

Warmest Regards
Thea
